Yes. Most leaks trace back to failed flashing, cracked tile, lifted fasteners, or worn underlayment at a valley — not the whole roof — so a targeted repair is often enough to stop the water and protect the deck. We’ll tell you honestly whether a repair buys you years or whether the roof is near the end of its life and a replacement is the smarter spend.

Both outlast asphalt by a wide margin here. A well-installed concrete or clay tile roof lasts decades, and a concealed-fastener standing-seam metal roof can run 40–70 years with very little maintenance. On most of the island, no — not on a designated historic estate. ARCOM (Town Code Ch. 18, Art. III) reviews any meaningful change to roof material or profile, and the Landmarks Preservation Commission requires in-kind clay barrel tile, slate, or copper on landmarked homes; swapping that for asphalt is routinely denied.
